OPENLOCK OIL & GAS | LAND & MINERAL INTELLIGENCE

From target acreage to managed mineral interests.

A transaction is more than a legal instrument. Ownership research, negotiations, executed terms, accounting records, and people’s explanations must stay connected long after the landman closes the file.

Illustrative use cases, not deployed customer case studies. OpenLock’s platform is under development; implementation, data access, and specialized applications are scoped for each engagement.

Illustrative scenario using fictional tracts, owners and transactions. No live source integration, certified title opinion, actual bank event or deployed customer system is shown.

01 SOURCE → ACQUIRE → STEWARD

Three phases. One connected record.

Which mineral interests should we pursue in our target area, who can actually convey or lease those rights, which deals can proceed, and what financial and contractual obligations must be tracked after execution?

Imagine a fictional Permian Basin land team evaluating four tract files within a 640-gross-acre target area. Some interests are prospects, one purchase is still being negotiated, one lease has been executed, and another requires a status review. OpenLock could connect permitted land records, title documents, GIS, CRM notes, executed instruments and accounting evidence while asking the right people to resolve contradictions.

01 / SOURCE

Find the interest and the real owner.

Which tracts lie in the target area, which owners may sell or lease, and where are title, depth, fraction and heirship uncertainties?

Authorized sources: GIS/tracts, mineral deeds, county records, probate, runsheets, title opinions and owner CRM.

02 / ACQUIRE

Qualify and execute the right transaction.

Is it a fee mineral purchase, a new oil-and-gas lease, or an existing lease status question? What approvals, instruments, consideration and restrictions apply?

Authorized sources: Negotiations, offers, title curative, agreements, versions, signatures, recording and authorized approvals.

03 / STEWARD

Reconcile the money and maintain the rights.

Has the correct counterparty been paid and posted to the right tract and ledger? Which terms, changes, deadlines or revenue relationships need review?

Authorized sources: AP/escrow/bank evidence, GL/tract subledger, land administration, executed terms, obligation calendars and relevant production reports.

People explain local context ↔ Endpoint Agents / Endpoint Memory ↔ Harmonic Agent / Harmonic Memory. Approved understanding can inform authorized applications; payments and legal decisions remain with accountable people.

Illustrative acquisition & lease lifecycle board

One target area. Four interests. Four different decisions.

A real land team doesn’t just need a tract list. It needs to see what is known about the rights, the opportunity, and the obligations—and which open questions still block action.

Mesa Creek Target Area · Fictional Texas / Permian Basin scenario · Snapshot

  • 4 tract files
  • 1 proposed mineral purchase
  • 1 executed oil & gas lease
  • 1 title hold
  • 1 lease status review

All tracts, owners, prices, interest quantities, instrument status, deadlines, AP references and outcomes are fictional. Not a live customer integration, a certified title opinion, a legal/financial determination or a payment instruction.

01 / Target area

640 gross tract acres

Four separate fictional tracts. Tile placement is schematic only: not a survey, boundary map, ownership footprint or a real contiguous block.

Geography does not establish mineral control. Gross acres are not net mineral acres (NMA). Mineral rights require title, instrument and scope review; surface ownership is not proof of mineral ownership.

These files describe different rights, evidence and stages. They are not summed into “acquired” or “leased” acreage.

02 / Interest & deal files

Distinct rights. Distinct decisions.

LEASE STATUS REVIEW

Existing lease status review · 160 gross acres

50 NMA described in the existing file; no new available or owned acreage established

Land / title
Primary-term date: . Review clauses, operations and pooling; the date alone does not establish expiry or availability.
Finance / obligations
No new payment authorized. Applicable obligations depend on the agreement and reviewed status.

Next accountable review: Land/legal reviewer examines lease clauses, operations, pooled units, status and permitted production evidence; do not infer expiration or availability from primary-term date alone.

  • Lease term clauses
  • Operations / pooling context
  • Production data with freshness caveat

All records are fictional. Evidence labels describe categories, not genuine files or certified title. No live GIS, county, bank, AP, GL or production system is connected. Nothing here authorizes execution, payment or an external-record edit.

02 FOLLOW THE SAGE CREEK EXCEPTION

An executed lease is not a reconciled close.

Potential cross-system mismatch requiring identity, payee, bank/escrow settlement and tract/ledger verification.

A disbursement instruction is not proof of cleared funds or correct accounting. The authorized Land owner explains “pending”; Finance clarifies permitted AP, settlement and GL evidence. The Harmonic Agent relates approved identifiers and returns a precise question through the appropriate endpoint.

Is AP-1042 the approved $75,000 bonus for Sage Creek's executed lease, has it cleared to the correct payee, and is the resulting Land and GL status supported by the same evidence?

Evidence → human question → approval → reusable knowledge

  1. Land Endpoint Agent asks authorized Land owner for record meaning and source scope
  2. Finance Endpoint Agent retrieves permitted AP evidence and asks authorized Finance reviewer
  3. Harmonic Agent relates evidence and returns a scoped clarification question
  4. Land and Finance reviewers authorize the applicable interpretation and any system correction under established workflows
  5. Approved, versioned, permission-scoped explanations can be kept as Endpoint and Harmonic Memory

Security & Access Owner constraints still apply. The result may remain disputed or pending. Reviewed meaning is versioned and time-scoped; it does not automatically authorize source edits or outgoing payments.

One exception can teach the next transaction—but only after the right reviewers agree what the records actually mean.

03 AFTER EXECUTION

Managing the interest after close.

B-09 / Only if later completed

If it is a fee mineral interest purchase

  • Verify recorded deed and interest scope
  • Reconcile closing consideration, payee and settlement
  • Apply approved tract and accounting coding
  • Relate future lease and revenue records when role/production supports
  • Maintain transfers and title changes

Confirm deed, fractional and depth rights, closing statement, seller/payee and paid consideration. Apply the customer’s approved accounting policy. Lease, division-order and revenue records apply only when entitlement and production/payor facts establish that workflow.

C-22 / Executed oil-and-gas lease

If it is an oil-and-gas lease

  • Preserve signed and recorded agreement and applicable clauses
  • Reconcile bonus and any approved obligations
  • Link tract, counterparty and approved cost coding
  • Track contractual dates/options/maintenance duties
  • Review operations/production where relevant to status
  • Review assignments, amendments, releases and ownership changes

Preserve covered lands/depths, owners and effective dates. Obligations come from actual contract terms. Royalty disbursements or joint-interest billing depend on the company’s role and agreements.

  2. Counterparty identityLand / title
  3. Approved amountCommercial / Finance
  4. Settlement evidenceFinance / AP
  5. Ledger linkageController
  6. Contract obligationsLand / legal

D-06 remains a lease status review. Reported production data may lag or be revised and cannot alone determine private lease validity. No bonus due date, payable or newly available interest is inferred.

04 CUSTOMER-CONTROLLED LEARNING

Institutional knowledge that survives the deal.

The same title exception may recur across an acquisition program. A landman may understand why a probate record doesn’t support a claimed mineral fraction; a controller may know why an escrow disbursement appears in Finance before Land receives its cleared-payment confirmation. OpenLock is designed to capture those explanations locally, connect them across permitted sources, return precise questions for review, and preserve approved knowledge for the next authorized acquisition or accounting workflow.

Mineral interests change hands. Leases evolve. Your enterprise knowledge shouldn’t start over with every transaction.

OpenLock is being built to connect the people, records and reviewed business knowledge behind acquisition and lease management—helping authorized teams identify opportunities, resolve title and payment questions, maintain obligations, and make the next decision with better context.
